Seaside Farm, in the heart of the Carse of Gowrie near Errol in Perthshire, extends to 267.46 acres and includes arable ground and 35 acres of reed beds on the banks of the Tay Estuary.
The farm is being priced at offers over £1.45 million by land management experts, Bell Ingram, who will bring it to market later this month.
This predominantly south facing site is not only set to appeal to farmers from far and wide, but also to conservationists keen to explore the reed beds which are a national area of importance and included in the sale.
National conservation importance
The reed beds on the banks of the Tay are protected by a number of designations due to their national conservation importance and are home to a range of protected bird species including Reed Bunting, Marsh Harrier, Bearded Tit, Grass Warbler and Black Tailed Godwit.
Charlotte Gilfillan, Land Agent at Bell Ingram, said: “We are delighted to be able to offer Seaside Farm to the market. I believe we are going to see a great deal of interest not only from farmers, but from people with a passion for conservation due to the opportunity they have to purchase such an important site.
“The farm itself is very productive and includes 220 acres of arable land. There is a purpose built modern grain store in the centre of the unit which is included in the sale. The grain dryer itself is available by separate negotiation.
“At Bell Ingram we have a strong reputation in farm and estate sales and we are expecting to see a great deal of interest in this latest property.”
The various lots are all connected by existing tracks and former runways from the old Errol airfield used for training during World War II with the lots vary in price from £216,000 to £660,000.
The main soil type is silty clay, which is capable of producing a range of crops making the farm most suited for arable production.
Not only does the prime position of the farm offer views over the Tay Estuary, but nearby Dundee and Perth, easily accessed via the A90 both provide main amenities including shops, restaurants, a train station and doctors’ surgery.
