He explains that his advice would always be that clients sell their home before buying, in order to avoid the risks of being penalised for failing to honour missives on a purchase in case they cannot sell.

He said: “Firstly, you pay penalty interest from the day you were supposed to pay till either the day you can pay or, till the date that resale completes.

The penalty interest is usually around 4 percent above base rate, so if I was buying at say £210,000 (roughly the average sale price in Edinburgh), the interest would be about £777 a month, or over £9,300 for a year.”

He also gives advice on deposits when buying a house.
