Landlords and prospective landlords in the Scottish Borders area will be given an opportunity to find out more about an innovative lettings opportunity which not only guarantees rent, but removes many of the financial risks associated with property letting.

Orchard and Shipman which provide property management services for landlords across Scotland will be holding the event on Thursday 19th September2013 in Melrose to showcase its Letfirst model, which offers a shift away from the traditional lettings approach.

Two sessions, at 2.30pm and 6.30pm, will offer an introduction to Letfirst and an opportunity for landlords and prospective landlords to learn more about letting their properties.

Letfirst is the only letting agency in the Scottish Borders which removes the financial risks associated with letting, guaranteeing to pay rent to landlords every month, even when a tenant fails to pay – protecting them from losses arising from rental arrears.

Angela McLachlan, director of Orchard and Shipman, Scotland is encouraging landlords with properties in the Scottish Borders to come along to the event and find out more about how Letfirst could benefit them.

She said: “As a landlord, you are entrusting an expensive asset to strangers. At Letfirst we understand this, so we share the financial risks associated with letting your property making us more than just a property management company.

“We have an extensive portfolio of property throughout the UK and our experience in this area allows us to underwrite the risk to you.

“And what is more, we are fully committed to maximising the return on your property investment. Our rents are competitively priced as compared to the rest of the market and we also provide extensive and professional property management services.

“It is a true partnership with both parties sharing the risk, rather than the traditional approach where the landlord carries all the risk.

“And with over 1000 properties in our portfolio, we have already demonstrated the success of the model.

“Demand for our service is growing, particularly with the buoyancy of the private rental market in the Borders and with the promise of the new rail link opening up the area for commuters. With this in mind, we believe that the Borders offers a fantastic investment opportunity for landlords.”

Not only does it provide a high quality management service with a secure income for landlords, but Letfirst also improves accessibility to the private rented sector for tenants. Since the launch of Letfirst in Edinburgh in 2009, it has let over 1000 properties for landlords and provided homes for over 1300 tenants.

This, in conjunction with Orchard and Shipman’s 6 years’ experience of providing a variety of housing services for clients in the area, puts the company in an unrivalled position to offer a comprehensive yet personally-tailored service to landlords.

Experts from Orchard & Shipman’s team of lettings professionals will be on hand during the event to answer any questions prospective landlords may have. Anyone wishing to find out more about the event or book a place should call Carolyn Bowick on 0131 553 0053.

Letfirst is also proving successful in East Lothian and Midlothian and has recently launched in Glasgow.
