A FLAGGING property has been given a full medical by Scotland’s premier House Doctor.

Hunters-psm, the leading Edinburgh solicitor-estate agent, called in expert Jo Whitson to transform a family home which had languished on the market for six months.

Jo – who was the first Scot trained by TV’s renowned House Doctor Ann Maurice – spent £7000 to turn the dowdy family home into a modern, luxurious and spacious property.

The owners and estate agents were stunned at the sophisticated new look given to the four bedroomed property at 60 Corstorphine Park Gardens which went on the market on Monday (Jan 05) at offers over £295,000.

Television’s DIY and makeover programmes are a key driving force behind the capital’s thriving property market as they illustrate the importance of making a home more appealing in order to obtain the highest asking price.

Soft creams, warm lilacs and neutral tones were used to harmonise the stunning property and to create a warm and inviting home.  Contemporary and colonial furniture and accessories added colour and ‘feeling’ to the once character lacking home.

Jo said: “It is a very desirable home but the problem was the décor.  It was in need of modernisation as each carpet was a different colour and pattern from the next.  And the walls, whilst colourful, were clashing and in some cases making the rooms look small.

“The overall effect was that of a patchwork quilt which made viewer’s heads swirl.  Considering the property was for sale it was too personalised and too cluttered for potential buyers to see it’s full potential.”

Jo used her skills as a property stylist to reinvigorate the house by completely redecorating and reorganising – even turning a cluttered study into a fourth bedroom.  The whole process took just 10 days.

The lifeless ‘country kitchen’ gained character by painting the tiles crisp white and the intricate use of olive oil bottles injected colour.

The once clashing lounge/dining room was replaced by subtle desert sand walls, plush oatmeal carpets with glass vases and bowls adding a hint of understated elegance, which could be created with the Magnolia collection.

The bedrooms were stripped from their original dark colour schemes and natural pine furnishings, only to be replaced with the ultimate in opulence. Plump pillows, faux suede headboards, fine down duvets and wengewood, all compiled to form the basis of utmost sophistication.

A neutral and organic theme remained consistent with subtle flashes of warm lilac tones, silver accessories and freshly cut flowers assisting to generate harmony to the property.

Jo added: “When a buyer comes to view a potential new home, they expect it to be habitable.  No buyer wishes to spend a vast amount of time, money and effort to make the house their home which is something most buyers do not have as they tend to take their maximum allowable mortgage.

“As a property stylist, my job is made easy when the property is of such high quality and possesses fabulous dimensions.  I really would have to say that the bones of this house are fabulous.”

“Unfurnished, poor DIY jobs, clutter, personal belongings and inadequate décor do not contribute to a successful sale.  They instantly put up barriers to prospective buyers.

“Houses in this area usually sell in between two and three weeks, but I would not be surprised if this property sold within one week due to the great location, excellent local amenities and luxurious interior.”
