Land Experts’ Help Maximise Potential of New Housing Development

Property PR share story on Carnoustie developmentADVICE from one of the country’s leading land and estate agents has helped realise the full potential of a new housing development in Carnoustie.

Developers approached Perth-based Bell Ingram following the purchase of the site at Balmachie Road, near the entrance to the town.

Gardyne Homes initially bought the land with planning consent for five homes, however, following consultation with Bell Ingram’s architects and a review of the site, approval for 10 houses was granted.

A re-think of the drainage system and a decision to scrap an initial plan for a cul-de-sac has helped maximise the space available and improve the aesthetic outlook of the surrounding area.

Susan Burness, Director at Bell Ingram design, said: “The site has had planning permission for five houses since 2008 but after Gardyne Homes purchased it we refreshed the plans.

“Local planning discourages cul-de-sacs so we suggested outward facing homes, towards the surrounding park and playing fields, which help fully utilise the space available.

“This also helps save on the cost of the infrastructure needed to create a cul de sac and makes for a better design.

“We reviewed the drainage implications with engineers and carried out an archaeological survey after a significant archaeological site was discovered when the nearby park and playing fields were being constructed.

“The investigation confirmed that nothing on the Balmachie Road site compared with that of the area in the playing fields.

“We’re delighted that our efforts have helped double the number of much needed homes which can be built and will improve what is currently a disused area of land.”

The new development will see ten detached homes built in Carnoustie, just five minutes from the world famous golf course and bustling town centre, with planning officials stating that the input from Bell Ingram will help create a distinctive development at the entrance to the town.

Stewart Burness, Company Director at Gardyne Homes said: “We’re obviously delighted to have been able to double the number of homes to be built thanks to the help from the Bell Ingram architects.

“It saved us money as we’ve not had to create the road for the infrastructure and it looks better than the initial plans, as all the homes are now outwardly facing, so better for the surrounding areas.”
