PLANNING permission has been approved for the development of 150 attractive new family homes at Saltcoats Field in Gullane.

Proposals from premium housebuilder CALA Homes (East) will help tie the new development into the existing character of the town to create a stylish and considered approach to much-needed new housing in the area.

Planning approval was granted with a vote of 11-1 in favour at committee and CALA has demonstrated how it will minimise carbon emissions after East Lothian Council declared a Climate Emergency last month.

CALA will look to source materials and contractors locally wherever possible while also utilising low carbon technologies and sustainable travel opportunities.

The major homebuilder has already contributed to rail improvements and delivered an off-site link to West Fenton comprising part of the proposed Drem Gullane Core Path link.

As part of the new development, CALA has committed more than £5.4 million across Gullane to boost the local community by improving transport, infrastructure and schools.

Derek Lawson, Land Director at CALA Homes (East), said: “East Lothian Council has consistently supported the principals of our proposals in terms of the style of housing, accesses, open space provision and parking strategy.

“We’re fully committed to ensuring our developments are as green as possible and every home at Saltcoats will have access to electric charging facilities as well as a host of other green benefits following the Council’s recent declaration of a Climate Emergency.

“It’s a particular point of pride that not only are we able to provide quality and vital housing to help people live in Gullane but we can also provide substantial sums to help improve facilities in the town and ensure existing members of the community also benefit from the new homes.”

The 150 new homes are broken down as 14 cottage apartments and a variety of two, three, four and five-bedroom homes. 25% of the development will be affordable homes.

Of the 112 private homes, eight will be two-bedroom apartments, there will be 30 three bed detached and semi-detached homes, 55 four-bedroom detached villas and 19 five-bedroom detached villas with open views to the countryside.

Derek added: “We’ve worked closely with neighbours throughout the consultation process to ensure that we create a site that delivers long lasting benefit to the community.

“We’re thrilled our plans for the site have been approved and have carefully considered our plans so that our work complements the style of the surrounding area.”

CALA will contribute £2,235,393 towards the provision of additional capacity at Gullane Primary and Nursery School and North Berwick High School – which works out as £14,902.62 per new home.

A further £75,550 will go towards the provision of additional play equipment and improvements at Recreation Park on Muirfield Terrace, while £85,050 will be used to build new sports pitches in the town.

Over £100,000 will be spent on improving transport connections around the Saltcoats site.
