An award-winning house builders has made its most decorated properties even better – by taking tips from the people who buy them.

The New Town-inspired Trinity Park development in Edinburgh has garnered the most sought after accolades in construction, meaning CALA Homes had to come up with something special for the release of the final phase.

So they brought in some of the country’s most talented interior designers to deliver a showhome which has been shaped by the best suggestions from existing owners.

Now thrilled CALA staff are ready to welcome house hunters to view the hotly-anticipated, five-bedroom Cumberland, a three-storey, Georgian-inspired villa which offers a feast of space for family living.

Sarah Stanger, Sales and Marketing Director at CALA Homes (East), said the 2766 sq ft homes, which which are priced at £965,000, are the biggest of the 81 plots at Trinity Park, hitting a sweet spot for house hunters in terms of size, price and location.

She added: “People were predicting these properties would be the jewel in the crown at Trinity Park, which is saying something given the number of awards the site has earned already. However, we won’t entertain complacency so knew we had to go further.

“Trinity Park is already a thriving and close-knit community, so we did detailed research among the many happy buyers to establish exactly what makes the properties so special for them.

“What we discovered was very interesting feedback on how people live in the space and how they use it on a daily basis. Now we’ve incorporated those elements into the latest showhome – and we’re blown away by the results.”

One of the biggest findings was that existing owners of villas at Trinity Park live their lives round the ground floor – favouring family-friendly kitchen layouts, easy access to the outdoors and welcoming space for kicking back and relaxing.

Sarah added: “With houses this big it is tempting to fill them with impressive pieces of furniture, but what’s more important to people is flexible space.

“So instead of kitting it out with an oversized dining table for entertaining large parties, we opted for a much more family focused space, with a beautiful six seat table in the kitchen as well as a generous L-shaped sofa with a flat screen TV, which helps illustrate that the room can be used for multiple purposes.

“Likewise our previous customers, particularly families, told us just how highly they valued access to the garden from the kitchen-dining area. So we’ve really gone out of our way in this showhome to bring the outside in.

While the impressive architectural design of these homes has been inspired by the Georgian elegance of Edinburgh’s world-renowned new town, the interiors eschew the pomp for a more relaxed and stripped back Scandinavian feel, another response to the feedback from existing owners.

Jill Eilbeck, Interior Designer at Jeffreys, said she was delighted when CALA challenged her to give the ample property an airy European feel and added: “We have kept the interiors very light and bright to emphasise the space, but have added punches of colour through accessories.

“The different textures that we’ve used including natural jute and untreated natural woods and sleek furniture such as the moulded dining chairs in the kitchen have helped accentuate the European feel.

“The Scandinavian idea of bringing the outdoors in has also worked beautifully as the colours in the kitchen really help lead your eye out to the landscaped garden with its array of plants and foliage.”

From the galleried landing that basks in natural light, the first floor is home to another highlight of the property, the drawing room complete with 3 meter high ceilings, Georgian style cornices, large skirtings and tall French doors leading to a private terrace with views of the rear garden.

Jill added: “The sheer size of the Cumberland with its grand ceiling heights has allowed us to incorporate some large scale pieces but we haven’t gone over the top. We wanted to keep it understated so that people could actually picture themselves living there and I think we have managed to strike a balance that is just right.”

Also on the first floor is a separate family room that can be used for more laid back living or perhaps a fifth bedroom, depending on the family size in addition to a guest suite complete with its own en suite shower room.
