Warners Solicitors and Estate Agents featured heavily in an article in The Scotsman about first-time property buyers and their rush to take advantage of a stamp duty exemption, which ends on March 24.

Warners have been encouraging first-time buyers to purchase a property before stamp duty kicks in again with the “first foot initiative”.  The initiative will see them highlight suitable properties between £125,000 and £250,000 – helping them avoid the stamp duty on properties in this price range.  Additionally, they are offering £600 cash back to first-time buyers who purchase before this date, to cover any legal costs incurred.

The article says that this deadline has caused a minor surge of first-time buyer activity since the start of the year and Bank of England figures show that mortgage approvals hit a 25 month high in January.

Scott Brown, estate agency partner at Warners said of the stamp duty holiday: “In Edinburgh and other Scottish cities it has made a difference to people buying their first homes, as many first homes in Scotland’s cities do cost more than £125,000.

“Luckily in the last couple of years stamp duty has been one challenge buyers have not had to consider.  Unfortunately, this perk is now about to be abolished, leaving the burden to creep back in.”
