Prime Angus farm comes onto the market for offers over £1.97 million

Birkenbush Farm, near Forfar, Angus, which comes with a farmhouse, cottage, traditional and modern buildings and almost 210 acres of arable land, has come onto the market through sellers Bell Ingram.

The farm itself extends to 227.5 acres which comprises a mix of Grade 2 and 3(1) land, amenity woodland and a sizeable Steading and yard. The buildings include a cattle court, large general purpose shed, implement store and workshops, one of which is currently let out. In addition there is a radio mast site which provides an annual income of £3500.

Occupying a predominantly south facing position, the farm is only a five minute drive from the market town of Forfar. It benefits from direct access off the A90 trunk road and a network of internal access tracks. With a good free draining sandy loam soil, it is best suited for mixed arable and livestock production.

The farmhouse is a substantial four bedroom property which has recently been upgraded with new bathrooms, kitchen and double glazing. The cottage is available as a separate lot and is a spacious two bedroom bungalow. Both properties are situated next to the farm Steading.

Charlotte Gilfillan of Selling Agents Bell Ingram, said: “We are delighted to be able to offer Birkenbush Farm to the market.

“It is a productive and well situated farm which includes 28 acres of Class 2 land. It is capable of supporting both livestock and arable production and we are looking forward to seeing the interest it generates.”

Birkenbush Farm is on the market as a whole or in two lots at offers over £1.97 million.
