MacLeod Construction Help You to Buy

Bell Ingram Press releases

Bell Ingram Oban OfficeHouse hunters struggling to save a deposit are being given the chance to secure a new home in an idyllic location thanks to a new government initiative.

Leading property agents Bell Ingram have been appointed by Macleod Construction Limited to market its properties at the sought-after Heatherbank development, in the picturesque hamlet of Cairnbaan near Lochgilphead in Argyll and Bute, under the Scottish Government scheme.

Heatherbank is a recently completed development of terraced, two –bedroom houses.  Bell Ingram is offering the remaining five homes for sale under the Help to Buy Scheme, which allows buyers to purchase the properties using a 20% equity loan from the Scottish Government.

Each of the mid-terraced properties is on the market with Bell Ingram at a fixed price of £140,000 requiring a 5% deposit of just £7,000, with the last end-terraced home available at £145,000.

Gregor King, Consultant at Bell Ingram, said: “We understand how difficult it can be to save up for a deposit, especially when budgets are tighter and saving is becoming increasingly tricky.

“Partnering up with Macleod Construction Limited provides a fantastic opportunity for young families or people struggling to take that first step onto the property ladder to find their feet and purchase a home of their own.

“The scheme takes away the need for large deposits meaning people can afford to invest in a new home for the price of a second hand Mini.  In addition, given the currently very low level of mortgage rates, the monthly cost of owning is likely to be cheaper than renting.

“The few remaining properties have been completed to a very high standard and will provide comfortable, spacious homes for couples or small families. We anticipate a great deal of interest from people across the country seeking a quieter, more affordable way of life.”

Of traditional, timber frame construction with white rendered walls under a pitched, slate roof, the development is sensitively situated in a child-safe, cul-de-sac setting amid some of Scotland’s most beautiful countryside.

Each house includes a fitted kitchen with Lamona white goods, integrated oven and hobs, modern electric heating system and full double glazing, designed to keep energy consumption low. There is also a spacious lounge, dining/kitchen, two double bedrooms (master en-suite) and family bathroom.

There is also ample parking to the front and a private garden overlooking the Crinan Canal at the rear of each property.

Under the terms of the Scottish Help to Buy Scheme, buyers will be able to receive an equity loan from the Scottish Government of up to 20 per cent of the purchase price of a property. They will then be required to buy at least 80 per cent of the home themselves.

Unlike in England, the Scottish government will not charge buyers a fee for the equity loan.  If an owner decides to sell their property and, for example, has an 80 per cent stake in it, they will receive 80 per cent of the selling price when it is sold. The Scottish government will receive the remaining 20 per cent. Owners may choose to purchase additional equity in their home at a later date.

Gregor added: “Not only do these properties lend themselves to helping new home buyers, but the surroundings really are stunning.

“This part of Scotland is simply breath-taking so hopefully many families will be able to take advantage of the scheme and find the perfect family home in Cairnbaan.”

Cairnbaan is located three miles west of Lochgilphead, 30 miles south of Oban and around a two hour drive from Glasgow.
